We will accompany all potential tenants to show them around your property

Tenant Reference & Credit Checks

All prospective applicants & guarantors will be fully reference checked and we'll report everything back to you

Arrange Tenancy Agreement

We will set up the Tenancy Agreement and any additional clauses

Conduct Inventory and Check In

We will conduct a comprehensive photographic inventory (to help any future disputes) and also check in report.
We will also ensure the Tenant is checked in.

Registration of Deposit 

In the first month, botht the rent and the deposit will be collected. The deposit will be registered and the Deposit Protection Service under the current legal requirements.

Collect Subsequent monthly rentals

All payments made by the Tenant will be collected and transferred to your nominated bank account in a timely manner and you'll receive monthly statements. 

Notify the Council & Utilities companies

Notify the Council and utility companies of change in occupancy with new readings.

Access to personal online portal (Smart-Pad)

Smart-Pad is your personalised online portal which allows you to access property updates & documentation 24/7.

Manage All queries & disputes with Tenant(s)

Any issues that Tenants may have will be resolved by us without any dramas.
We will only contact you if a decision needs to be made.

Manage & Organise ongoing Repair & Maintenance work

We will manage and organise maintenance or repair work required which is the Landlords obligation,

subject to your approval.

Tenant Checkout 

We'll check the Tenant our and produce a report. Compare any damages to the inventory and provide an estimate to deduct from the deposit. We will also assist with managing and disputes regarding the deposit.

Inspections

As part of our obligations for managing HMO's we conduct monthly inspections to ensure the property continously meets guidelines.

Advice on HMO Regulations and dealing with LHA

Advising on HMO properties compliance is a long process. We'll ensure that your HMO property complies with both central and local regulations - in particular with Part 2 of the Housing Act 2004.

Landlord Application Fee (Tenant Checks, Deposit Registration, Tenancy Agreement, Check-in and Check-out Inventory)

Since the June 2019 Tenant Fee Act, Landlords or Agents are not permitted to charge Tenants for the Tenancy checks, 
This cost the Government has set has to be met by Landlords.
